Charmora City master plan: three islands, 227 ha
Charmora City is not a single condo block but a 227-hectare island township: three islands on the Quan Truong River, each with its own role. This page explains how the islands are divided, which sub-zones are on sale, and why the Sponge City model shapes the layout.

Three islands, three roles
The plan was drawn up by international consultants around the idea of a “future living city”. Instead of spreading housing evenly, each island has one job: one is the commercial and civic center, one is for entertainment and the night economy, and one is for living. Homes are kept apart from tourist traffic, yet the other islands are a walk or an internal bridge away.
Island 01 — Central
Commerce & civic: shopping mall, water-show plaza and finance street — the new economic heart of South Nha Trang.
Island 02 — Entertainment
Leisure complexes, a floating market and night streets — a destination for visitors that supports year-round rental demand in the area.
South Island — Uptown
The eco-living island where Phase 1 is on sale: The Charm, The Onsen, shophouses, townhouses and riverside villas, with an onsen park and a marina.

Sponge City — why density is only 26.7%
Charmora City is presented as the first township in Vietnam built on the Sponge City model. The idea is that the city handles its own rainwater instead of sending it all into drains, so most of the surface is kept as greenery, water and permeable ground. That is why building density is only 26.7% and 47 ha is set aside for greenery and water.
1. Absorb
Permeable surfaces, sunken parks and mangrove wetlands take in rain instead of letting it flood.
2. Store
60 ha of controlled water surface and an eco-dam regulate water across the islands.
3. Filter
Aquatic planting and natural filtration layers clean the water before it rejoins the river.
4. Reuse
Rainwater is reused for landscaping and irrigation.
* For buyers, the practical benefits are lower flood risk — a real issue for riverside towns in central Vietnam — and large green spaces around the homes. Actual performance can only be verified once the township is in operation.
Architecture: Champa-inspired “Lego Interlock”
The low-rise streets use a “Lego Interlock” approach: interlocking building blocks and varied facades make each street read like a collection of architecture from different eras, inspired by the local Champa heritage of Khanh Hoa. The result is streets that do not repeat a single facade.
