The Charm — the 3.6 m-ceiling tower
The Charm is South Island's signature apartment tower: 900 units over 24 floors and 2 basements, with retail on the podium (floors 1–2). Its biggest difference is the 3.6 m wall-to-wall ceiling height — higher than typical condos, so even small units feel open. Typical floors (3–19) have 45 units each; the top of the tower holds duplexes with 7 m ceilings and an infinity pool.
In-building amenities include an indoor onsen and sky gardens on floors 20–23. Depending on orientation, views take in the sea, the Quan Truong River, the mangrove parks and the central fireworks area.
| Type | Studio | 1BR | 1BR+ | 2BR | 3BR |
|---|---|---|---|---|---|
| Share of tower | 24% | 9% | 49% | 11% | 7% |
* The Charm unit mix per the developer's materials. Almost half are 1BR+ — a layout that suits both living and renting. Unit sizes follow the price sheet and contract.
The Onsen towers — living beside the hot-spring park
The Onsen 1 (663 units) sits beside the Onsen Park, with forest therapy stations, a five-senses garden and walkways over the water. The Onsen 2 continues the hot-spring theme with views toward Island 02 and the entertainment district. The Onsen 3 has been offered in the newer releases (Sep 2026); its size and handover date have not been announced.
The Onsen towers offer Studio to 3BR layouts. If green space and wellness matter more to you than a high-floor sea view, look at the Onsen towers first.
The Fest — commercial-service apartments on Festival Island
The Fest differs from the other towers in product type: 100% commercial-service apartments, with studios making up about 60% of units. Its ownership term, SPA signing date and handover date have not been announced — ask to see these terms in the contract before paying a deposit.
