Alongside its apartment towers, Charmora City has 857 landed homes — from boutique shophouses and townhouses to riverside villas — plus the new The Elite sub-zone, whose show homes have just opened. This page summarizes each product line, handover timing and what to ask before choosing a unit.

Boutique shophouse
For buyers who want to run a business and live on site, or lease the ground floor. Value depends heavily on the street position and footfall.
Townhouse
The largest group (340 units). Suits long-term living or holding an asset with less capital than a villa.
Semi-detached · quad · detached villa
167 units, many along the river. For buyers who prioritize privacy, a garden and water views.
Champa-inspired “Lego Interlock” architecture
The low-rise streets follow a “Lego Interlock” approach: interlocking volumes and changing facades make each street a collection of architecture from different eras, inspired by the local Champa heritage. Streets avoid a single repeated design, which fits the township's tourism and retail focus.
The Elite — the new landed sub-zone
The Elite is a landed sub-zone on Elite Island, with townhouses from 7.5 m frontage and semi-detached villas from 10 m frontage. Show homes opened on 19 Sep 2026. The number of units, SPA signing date and handover date for The Elite have not been announced.
Handover, reservation & management fees
- South Island landed homes are expected to be handed over on 30 Jun 2027 as shell with finished exterior — the interior fit-out is done by the buyer, so budget time and cost for it.
- Reservation agreement (HĐTHNV) for landed homes: VND 300–500 million, then staged payments.
- Management fee waived for 3 years from handover; buyers who do not take a loan receive an extra 2% discount.
